In collaboration with Hemsö, we as project and construction managers have had the honor of being part of the creation of Fredriksberg preschool - an innovative children's paradise in Västerås. The building has two levels and six departments and is not only a place for learning but also a work of art in itself, where form and function go hand in hand to create an optimal environment for children and staff. The design of the preschool has been carefully planned to enable educational activities that are both fun and rewarding. Every detail, from color choice to furniture, has been created with the children's needs in focus.

The planning stage
In a successful project, the planning stage is crucial to ensure that all aspects of the project are well coordinated, quality assured and financially sustainable. This is particularly true in the construction and real estate sector, where the complexity of projects requires accuracy at every stage;
Administrative coordination and digital storage
A key element of the project management's work has been the administrative coordination of design consultants. This has included effective coordination of digital storage via a project database, in accordance with Hemsö's specific CAD requirements. By establishing a centralized and accessible digital storage solution, the project team has been able to ensure that all parties involved have access to timely and accurate information, which is crucial to the success of the project.
The project manager has also been responsible for the coordination of action development, including acting as rapporteur at design meetings, booking meetings, coordinating interim meetings and taking minutes. This extensive coordination effort has ensured that all aspects of the project remain on schedule and that communication between the various stakeholders is clear and effective.
Quality assurance
Quality assurance has been another key component, with a particular focus on meeting the requirements of the Silver level of eco-building. In addition, the project has aligned itself with Hemsö's sustainability guidelines, reflecting a commitment to not only meet current standards but also contribute to a more sustainable future.
Effective project management during the implementation phase
The implementation stage of a project is a critical phase where planning meets reality, and the project manager's ability to navigate through challenges becomes crucial to the success of the project. In this case, the project management of the project has demonstrated effectiveness in managing construction contracts, coordinating with different parties, and ensuring the project's objectives and quality standards.
Construction contracts and tenant adaptations
A fundamental responsibility of the project manager has been to ensure compliance with the established construction contract documents. This involves careful monitoring and control of the correct implementation of all agreed conditions and specifications. The project manager has also taken active responsibility for ensuring that the client's commitments are met and carried out in a satisfactory manner.
The project manager's involvement in the design and document review of the turnkey contractor has been a key component in maintaining the project's quality standards. By leading and recording construction meetings and participating in financial meetings, the project manager has ensured continuous dialogue and effective communication between all parties involved.
The project manager has also managed ÄTA (Alteration and Additional Works), which requires a deep understanding of the project's finances and contracts. The project manager also led and coordinated meetings with tenants to discuss and align tenant-specific requests with the overall contract, requiring a balance between flexibility and the overall project schedule and budget.
Risk management and financial overview
The project manager's role has also included construction management, with a specific focus on assisting the contractor with ongoing construction issues and production controls.
Through a committed and proactive approach, the project manager of this construction project has successfully navigated the challenges encountered during the implementation phase. By combining strong leadership skills with technical expertise and financial insight, the project manager not only ensured that the project objectives were achieved, but also that it was carried out in a cost-effective and qualitatively sustainable manner.
